If I had a dollar for every time I’ve heard a new shop owner say, “I thought I had it under control” — I’d be sipping champagne in Santorini by now glamping at Rangelands with an Audi eTron parked down the hill.

And look, I get it. You’re passionate. You’ve got a vision. You’re clever and capable and probably juggling this alongside kids, work, and a hundred Google tabs open with “how to start a retail business”.

But here’s the thing…

Hope is not a fitout strategy.

Why this matters

I’ve opened hundreds of shops — cafés, salons, restaurants, you name it. And I’ve seen people make the same mistake again and again:

    • They hope the leasing agent is being straight with them

    • They hope the fitout won’t blow the budget

    • They hope the timelines will magically work out

But hope isn’t a plan. And when you’re talking about tens of thousands of dollars (or more), the last thing you want is to get caught out.

What can go wrong? Let me count the ways.

    • Signing a lease without realising what’s not included (hello, $20k air con unit 🙃)

    • Blowing the budget on design, then having nothing left for council approvals

    • Setting your opening date before you know how long approvals take

    • Not knowing how to negotiate your lease terms — or that you can

Most of these are completely avoidable.
But only if you know what to look for.

Even experienced shop owners get caught out
